The Delaware River Countryside, which generally encompasses the land around the Delaware River in New Jersey and Pennsylvania--north of New Hope and Lambertville and south of Route 80, holds a special place in America.  Half of it is located within the most densely populated state in the country and all of it is within a couple hours drive from two of America's largest cities: New York and Philadelphia.  And yet, once you drive down our country roads and stroll through our villages you may forget that the cities are so close.

This has always been a popular place for second homes because of its natural beauty, abundant attractions, and convenient location but now it is also becoming the choice of many people for their primary homes. The area is convenient to employment centers in New Jersey, eastern Pennsylvania, Philadelphia and New York City.  

As you might expect, land is quickly disappearing in the New Jersey and eastern Pennsylvania regions. Many towns, especially in this area, are trying to preserve as much open space as possible and stricter building laws, in some cases, are limiting development opportunities. This dynamic may have a positive impact on property values in the Delaware River Countryside as the relative lack of housing in this convenient 
area becomes more and more in demand.  

Putting further pressure on property values is the fact that the 
New York Metropolitan region is now hitting both the Philadelphia Metropolitan region and the Allentown Metropolitan region.  All three areas are converging right in the heart of the Delaware 
River Countryside.
